Place Capital

Place Capital are the regenerators of the UK’s most challenging social housing estates. Our purpose is to improve the lives of those who live in neighbourhoods that are often overlooked or ignored by others. Places that are deemed too hard to develop in and have long been forgotten about.

As developers and advisors, we unlock the potential of these places, transforming failing estates into successful, thriving neighbourhoods. We work in partnership with asset-owning Local Authorities and Housing Associations to help address historic asset management problems and create platforms for long term stewardship that sustain positive social, economic, and environmental impact. Through financial innovation we overcome stubborn market difficulties to build new homes, innovatively remodel existing ones and reimagine public spaces through creative design and bold, imaginative placemaking.

Retrofit Credits

Retrofit Credits, developed and successfully tested by HACT and PNZ (formerly Arctica Partners), is a carbon credits scheme that unlocks additional funding for housing retrofit by verifying the emission reductions and social value of retrofit works. The subsidised pilot of Retrofit Credits resulted in 22 social housing organisations benefitting from the scheme, with over £7 million in additional investment generated for housing retrofit over the next 20 years.

We estimate Retrofit Credits could account for up to 25% of the costs of a full house retrofit over a 20-year period and are developing securitisation models so that all or part of this income can be accessed earlier.

The next Retrofit Credits crediting cycle is happening this year. The earlier social housing organisations submit data around completed retrofit works, the more income can be generated. The scheme is also open to non-social housing organisations – for example, installers working on housing retrofit.
