NHG and Hill Group

Developer Hill Group and housing provider Notting Hill Genesis (NHG) have formed a partnership to deliver 780 homes on the Lampton Parkside site in west London.

The development will take place in proximity to 40 acres of green space. Designed by architecture firm Allies and Morrison, Lampton Parkside forms the second phase of the 10-year Lampton Road scheme.

The development will be split between 563 homes for private sale and 217 affordable units, and is expected to be completed in 2029, with the first completions due by winter 2022.

Clarion and Merton Council

Clarion and Merton Council have agreed to kickstart a stalling development intended to deliver 1,400 new homes and rebuild a further 1,200 in a 15-year regeneration of Merton’s Eastfields, High Path and Ravensbury estates.

The development was delayed due to increased construction costs and unclear economic forecasts.

The council has waived its right to receive five per cent of the value of properties sold by Clarion.

Real and Southern Housing Group

Real, a construction and regeneration business, has been appointed by Southern Housing Group on a £15m contract to build 60 shared ownership and 14 affordable rent homes in West Sussex, with completion due in 2023.

The project in Shoreham-by-Sea will see Real replace an existing low-rise building with new affordable homes in a six-storey development.

Far East Consortium and Trafford Housing Trust

More details have emerged of a joint venture between Hong Kong-based developer Far East Consortium and Manchester City Council that aims to deliver 15,000 homes over 20 years.

L&Q-owned Trafford Housing Trust (THT) was previously announced as a preferred partner on the framework, alongside Great Places and The Guinness Partnership.

THT will deliver 128 new homes as part of the first phase of the Victoria Riverside development, to be marketed under its Laurus Homes brand.

These will be a mix of shared ownership and Rent to Buy properties, and are expected to complete in 2024.

Watford Community Housing and Watford Borough Council

A housing association and a council are working in partnership to deliver a programme that will provide 56 homes for social rent.

Watford Community Housing and Watford Borough Council each contributed over £1m to the first completed development of three large three-bedroom homes. Homes England provided £3.4m in funding.

RBK and Red Loft

Red Loft has been appointed project manager for the Royal Borough of Kingston upon Thames’ (RBK) first programme of new build affordable homes in 30 years.

It will see 101 homes built across four developments over three years. Red Loft has worked with the council to negotiate contracts with Countryside Properties for the construction of the developments.

The first will deliver 19 new London Affordable Rent homes.

Beyond Housing and Canvas Homes

Beyond has teamed up with modular house builder Canvas to deliver 117 homes with modern methods of construction in Stockton-on-Tees.

They are investing £29.5m in the development, which will see 51 homes for affordable rent, 34 for shared ownership and 32 for Rent to Buy. The new builds will include a mix of two, three and four-bedroom homes. The scheme is expected to complete at the end of 2022.

Crisis and Agile

Crisis has teamed up with home builder Agile, through the homelessness charity’s new venture capital arm, Venture Studio.

Together with property developer Lanu, they expect to build 60 homes this year and have ambition to deliver up to 1,500 affordable homes over the next three years. Lanu does not build homes directly – it assesses properties for development potential. The charity said funding had come from the People’s Postcode Lottery and philanthropic donations.

Lovell and Greenwich Council

House builder Lovell and Greenwich Council have agreed a £290m project that will see two estates in Woolwich regenerated to deliver 766 new homes. The six-year development, which Lovell says has been financed internally, has been given the green light by the council and is set to provide 253 affordable homes, including 177 for affordable rent and 76 for shared ownership.

The project builds on an earlier partnership established between the local authority and the developer in 2013 on the £398m One Woolwich programme. The new development will be split into a mix of one to four-bedroom houses and apartments. Greenwich Council has confirmed that it plans to sell them to housing association PA Housing.

The regeneration has also had £8m of Section 106 contributions attached to it.
