Places for People

 

Places for People, alongside partner Yoo Capital, has submitted a planning application to Camden Council to deliver 485 homes as part of the Camden Film Quarter development in Kentish Town.

 

Camden Film Quarter is a film-led, mixed-use regeneration project that will transform underused industrial land into a new district. Half of the homes will be affordable.

 

Alongside new homes, the masterplan includes a film and television studio campus; purpose-built education facilities in partnership with the National Film and Television School and the London Screen Academy; and new public parks, play spaces and pedestrian routes.

 

Vistry

 

Vistry has exchanged contracts for the purchase of a 446-home sustainable residential development site at Hookwood, near Gatwick Airport in Surrey.

 

The scheme, which already has outline planning permission, will deliver up to 446 new energy-efficient homes, of which 45 per cent will be provided as affordable housing. The development will also include a community facility of up to 1,500 sq m and areas of open space.

 

Vistry said that subject to reserved matters planning permission, it anticipates a start on site later in 2026, with the first homes available in early summer 2027.

Gentoo Group

 

Housing association Gentoo Group has started the development of its 294-home development in Pennywell, Sunderland, the organisation’s largest affordable housing scheme to date.  

 

The project will deliver 294 energy-efficient homes at Hilltop Park for social rent and shared ownership. The development will be built by Gentoo and construction firm RE:GEN North East.

 

Homes will include a mix of two, three and four-bedroom houses, two-bedroom bungalows and two-bedroom apartments. The first homes at Hilltop Park are expected to be completed by summer 2027, and full completion scheduled for 2030.

 

Karbon Homes and South Tyneside Council

 

Karbon Homes has started the construction of a 124-home extra-care scheme on Benton Road in South Shields, Tyne and Wear.

 

The scheme, which is being developed in partnership with South Tyneside Council, is designed to help those with differing levels of care and support needs to live well and independently for longer. 

 

The apartments will consist of four storeys, laid out around a central communal courtyard, with 25 of the homes specifically designed for people living with dementia. 

 

Salix Homes

 

The first apartment has been completed at a 100-home affordable scheme in Salford.

 

Salix Homes is the housing association partner for Willohaus, which has been designed by Buttress Architects and built by Eric Wright Group. The housing association will offer the one and two-bedroom apartments at affordable rent.

 

The homes form the first part of Adelphi Village, a main residential zone of the £2.5bn, 240-acre Crescent Salford masterplan being delivered by Salford City Council, the University of Salford and the English Cities Fund – a partnership between L&G, Homes England and Muse.

 

Willohaus will be the first residential phase of the masterplan to complete in the summer.

Vivid

 

Vivid has completed the first homes at its 95-home Southampton Road development in Fareham, Hampshire.

 

The development, which is being worked on in partnership with developer Hampshire Homes, will provide 95 affordable homes. Of these, 71 will be for social rent and 24 for shared ownership.

 

Customers have already started moving in, with completion expected by early 2026.

 

Octopus Capital, NewArch Homes and Pinnacle

 

Octopus Capital, a specialist real estate lender and investor, has agreed a forward funding deal to support the delivery of 82 new affordable homes to be owned by its for-profit registered provider, NewArch Homes.

 

The homes are located across Northam and Bideford in North Devon. They will be an equal mix of social rent, affordable rent and shared ownership.

 

The investment for the homes has been made through the Octopus Affordable Housing Fund, which invests long-term capital to accelerate the delivery and ownership of new affordable homes across the UK. The value of the investment was undisclosed.

 

NewArch, Octopus’ registered provider of social housing, will be the long-term landlord for the homes. Meanwhile, Pinnacle, a subsidiary of Hyde, will provide the housing management.

 

Phoenix Community Housing

 

South London landlord Phoenix Community Housing has secured planning approval for its largest development to date, which will deliver 63 affordable homes.

 

The scheme will be built at Catford Police Station on Bromley Road, which has been closed since 2017. The homes will comprise 26 one-beds, 29 two-beds and eight family-sized three-bedroom homes.

 

Wheatley Homes Glasgow

 

Wheatley Homes Glasgow, which is part of Wheatley Group, has started the construction of 34 homes for social rent and two commercial units on the site of an old car park in the Spoutmouth area in Gallowgate, Glasgow.

 

The new six-storey block of flats will feature energy-saving measures to keep energy bills low, including air source heat pump systems. All flats in the development will have two bedrooms, and three of the flats will be wheelchair adaptable.

 

Abri and AJC Group

 

Housing association Abri and affordable housing developer AJC Group have completed 33 affordable homes in Broadstone, Poole.

 

Trailway View is a four-storey development of one and two-bedroom energy-efficient apartments built on Station Approach. Residents were expected to begin moving into their homes from December.
